Ethan DivingFor Ethan's fan's who were cheering him on last week in the State Swimming Carnival, we're pleased to report that he came home a very happy boy, having improved his time by 4 seconds.  As is often the case, (his teacher pre-warned us), the country kids were flogged, so most of them came last in their races, but swam an excellent time.  (We can think of several country kids who've excelled in sport - so look out world!)

Sometimes we're not doing as well as we'd like to, but keeping focused on our own lane, doing our best without comparing to others, usually takes us further than we knew we could!

We know that many of our readers are interested in developing in property, some are well on the way, some are thriving, and others are beginning to think about it.

One of my previous clients, now also a dear friend, Maree Carter (who was pictured in last weeks newsletter) has been a student of Hans Jakobi, with stunning results.  Maree and her husband Steve,  parents of 6, and being in a place of huge debt, began investing less than 2 years ago with the purchase of an unloved property for $35,000, selling it within a year for $153,000.

What do you say to people who think it's too late for them to get into the market?

I've had many people say this to me over the years, and it's usually the people who have no investment properties and/or little financial education. Anyone who thinks like this needs to take a look at their belief system because they are focusing on lack or what is missing in their lives; they need to reprogram their thinking toward abundance.

My belief is that there are unlimited opportunities. I am never concerned about missing out. If I don't get a particular deal, I know it's for a reason and that there's probably a bigger and better deal around the corner.

I also know that real estate is the same as every other commodity in that it goes up as well as down, depending upon the level of supply and demand and how motivated the vendor is at the time. I have bought properties for substantially less than vendors paid for them many years earlier - so I can absolutely assure you that real estate does go down as well as up. It's something that most people won't tell you, but it's a fact!

Just remember that real estate prices move in cycles and if you've just been through a boom period, you may have to wait a few years before you can easily negotiate the type of deals you can get in a downturn or flat market.
